Financing

Principal and interest are calculated from the amount financed, the interest rate, and the loan term you enter.

Carrying costs

Property taxes and homeowners insurance are entered annually and divided evenly across twelve months.

Recurring property costs

HOA or condo fees, mortgage insurance, and any other monthly property costs are added to the total as entered.

How the numbers move

Financing terms change the payment. Carrying costs change the reality.

Loan terms

Rate, term, and down payment set the loan payment. A shorter term raises the monthly figure while reducing total interest; a larger down payment lowers both the payment and, often, mortgage insurance.

Ongoing costs

Taxes, insurance, and association fees are not financed — they continue for as long as you own the property, and they change over time. In much of Upstate New York they are a meaningful share of the monthly total.
