Start with what you can actually spend to close and carry each month — not the maximum a lender will approve. Down payment, reserves, and your own comfort level come first.
2 · Pre-approval & lender choice
Compare loan officers on rate, responsiveness, and experience with first-time programs. Pre-approval is a tool for shopping, not a commitment to borrow.
3 · Realistic monthly ownership cost
Principal, interest, taxes, insurance, utilities, maintenance, and the surprises that do not appear in the mortgage calculator.
4 · Search & offer
Define the tradeoffs that matter to you, then search against them. The first offer teaches you the market; the right offer reflects your budget and the property's real condition.
5 · Inspection & due diligence
A good inspection is a negotiation map, not a pass/fail test. Learn what is cosmetic, what is structural, and what is a dealbreaker for your budget.
6 · Appraisal & financing
If the appraisal comes in low or loan terms shift, know your options before you are under contract. Financing contingencies exist for a reason.
7 · Closing costs
Title, attorney, lender fees, prepaids, and reserves. Budget them early so they do not become a last-minute shock at the closing table.
8 · Final walkthrough & closing
Confirm repairs, systems, and that the property matches the contract before you sign. Then close with the numbers already reviewed and understood.
